What is home staging?
Home staging, also known as real estate staging, is the art of transforming a home into a sought-after property that will stand out amongst the competing comparable listings in that area. In a lot of cases, this does not have to come at great expense to the homeowner. Many times a professional home stager can bring about a dramatic makeover with minimal cash layout which in turn, results in the homeowner realizing a higher net profit.
Home staging is much more than just cleaning and de-cluttering. It involves being able to distinguish the positives and negatives in a home and knowing what to do to accentuate those positives. Keep in mind though, that a reputable home stager will never try to disguise flaws in a home. That is unethical.
Can I stage my own home?
A professional home stager will be able to look at your home in an unbiased manner and see things that are in need of change that you, the homeowner, may not notice. It is difficult for a homeowner to be impartial as they are invested in the property.
Is home staging expensive?
There is a misconception among some people that home staging is expensive. This could not be farther from the truth. Sometimes the most dramatic differences to a room are achieved by simply re-arranging the furniture and changing the paint colour. A professional home stager is able to see the potential in your home and will achieve its best look, while at the same time, doing so for the least amount of money to you. After all, the less spent on home staging (when done correctly), the more money in your pocket.
CONSULTATIONS
Consultation Option #1 - Home Staging Analysis
Dezigner Digz™ will do a thorough walk-through assessment of your home. Our pre-printed evaluation form will serve as the framework for a report that is tailored to the specific needs of your home. This report will be reviewed with you at the end of our visit. Generally, this consultation will last approximately 1 - 1 ½ hours.
Consultation Option #2 - Home Staging Analysis + One-Hour "Hands On" Staging
Our newest and most popular option by far! Dezigner Digz™ will conduct an evaluation of your home (Option #1). Added to that will be a one-hour "hands on" session. During that time, we will work with you to stage a room(s) in your home. Of course, we will be happy to stay longer if you wish us to. Additional time will be charged on a per hour basis.
Consultation Option #3 - Full Written DIY Instructions
This is for the serious 'Do-It-Yourselfer'. Dezigner Digz™ will attend at your home and take measurements and photos of each room. We will also discuss with you any issues that you have with your home that you would like to see addressed. This detailed report will be prepared off-site outlining room-by-room changes that need to be made. A mutually convenient time will be set up to review the report with you (generally within 3 business days). Please note that photos taken at the time of the home visit are to assist in preparation of the final report. These photos will not be used for any marketing purposes without your signed permission.
Consultation Option #4 - Verbal
A brief, verbal consultation that will provide you with helpful suggestions in preparing your property for sale. You are encouraged to take notes as we go along. A great alternative for the budget conscious homeowner.
IMPLEMENTATION
After our consultation, it's up to you to decide whether or not you want to carry out the recommendations set out in the home staging report yourself. If you do, then our job will be over at that point. If, however, you would prefer us to follow through on your behalf, we would be more than happy to do so. The choice is yours.
If you prefer to skip the consultation process and just find out the cost for us to stage your home, we will provide you with a no obligation, free quote for doing the job from start to finish. No estimates will be given over the phone. In order to provide an accurate quote, we must see your home.
Rentals
Dezigner Digz™ uses only quality props and accessories when staging your property. These items are available to you at a reasonable monthly rental cost. Larger pieces such as couches and dining room sets will be chosen on your behalf by Dezigner Digz™ and rented through an outside source on a monthly basis. We believe that rentals are a more practical and cost effective approach than purchasing new furniture and/or accessories, unless you are planning on using them at your new home.
We highly recommend that vacant bedrooms be staged as they appear much smaller with no furniture in place. Also, an empty bedroom can make it difficult for potential buyers to determine if their own bed will fit in the space. We carry a selection of rental inflatable beds (both queen and twin size) as well as quality bedding. This is a more cost effective approach to staging a bedroom than renting full bedroom suites. When dressed up, you would never know that they are inflatable beds. Take a look at the portfolio section of our site. Open House Enhancements
Once your home has been staged, you are encouraged to maintain the look. As many families lead such busy lives, you may not always be able to keep up the staged presence of your home. If that is the case, you may want to consider our touch-up service. On the morning of your open house, we will stop by and make sure that everything is as it should be for your big day. There are many things that you can do to make your home more appealing to open house attendees. One thing that often gets overlooked at open houses is music. It may seem like an item that is unimportant; however, music chosen wisely can set the stage for your open house. Relocation Service

We will help you decide on the best furniture layout based on your lifestyle and needs. We will also assist you in accessorizing your new space.
